TECHNICAL SPECIFICATIONS OF FIRE RATED PREFABRICATED BUILDINGS
(COLD FORMED STEEL FRAMING SYSTEM)

BASE SKID

1.1

Civil Works- Foundation 400x400x400mm (high) will be provided by the client as per the
approved design.
Steps will be provided by the client for entrance/ Exit areas. Closing under
the cabin excluded

1.2

Base skid: The steel base skid shall be constructed
from IPEAA 120X64 MS I Beam, as full perimeter beams and cross
members as per design.

1.3

Lifting eyes are provided at intermediate points along the perimeter beams

1.4

Anti-corrosive: Perimeter
beams shall be coated with one coat of red oxide
primer and painted with two coats of Alkyd-based enamel paint. (Brand: RAK
Paints or eqv.)

FLOOR & FINISHES

2,1

Floor Frame: C89x38x0.6mm LGS Joists fixed to the base skid as per design

2.2

Floor Decking: One Layer of 18mm thick Cement
fibreboard (non-combustible) fixed to floor frame as per drawing.

2.3

Floor finish in Dry Area:
Supply and installation of 1.5mm PVC on 18mm thick cement fibre board
floor.

50mm high PVC
skirting shall be provided. Color: off-white/ brown

Floor finish in Wet Area: 1.5mm thick PVC vinyl sheet
(Colour: Beige) fixed on 18mm thick cement fibreboard floor and wet area
floor joints heat welded for better waterproofing.  Brand: Wonderfloor – India or Eqv.

WALL FRAMING & FINISHES

3.1

Wall Framing: Cold-formed steel
profile framing-roll forming machine C89x38x0.6mm

Wall Insulation: 50mm thick Glass wool insulation with 12 Kg/m3
density.

3.2

External
Cladding: 6mm thick
cement fibreboard finished with Medium Textured emulsion paint in an off-white
colour. (Brand: RAK Paints or eqv.)
External wall joints shall be covered by 6mm thick CFB joint strips.

3.3

Internal
Cladding:
Dry Area: 12mm thick gypsum board, fixed to cold-formed steel wall framing.
Joints shall be covered with 6mm thick Cement fibre board Joint strips.
Wet area: 6mm thick cement fibre board (non-combustible) fixed
to cold-formed steel wall framing. Joints shall be covered with 6mm thick
Cement fibre board Joint strips.

3.4

Internal
Finishing
Dry Area:  emulsion paint (off-white color)
applied to gypsum board.
(Brand: RAK Paints or eqv.).
Wet area: Enamel paint (white color) applied to cement fiber
board.
(Brand: RAK Paints or eqv.).

ROOF

4.1

Roof
Covering: Single skin
GI, Polyester coated 0.40mm thick profile sheets shall be fixed on GI Stud
purlins as per drawing. Roof sheet Colour: RAL 9002

Roof overhangs/parapet/Gutter/fascia/Downpipes are not considered in our
offer.

4.2

Trusses: Trusses are from cold-formed steel sections
-roll forming
machine C89x38x0.6mm

 CEILING

5.1

Ceiling: 12mm thick gypsum board, finished with
fine texture, good quality white color interior paint. (Brand: RAK Paints or eqv.).

Ceiling Joints shall be covered by 6mm thick CFB joint strips.

Ceiling clear height shall be approx. 2.35m

DOORS

6.1

Entrance Door with Accessories: aluminum door frame with or without
glass, as per choice, handle, and lock case shall be provided as per shown in
drawing. Door color: white
Single Door Size: 900mmx 2100mm / Double Door Size: 1800mmx 2100mm

6.2

Internal Doors / Toilet Doors: Flat
single flush doors with paper honeycomb core and PVC laminated finish.
Door Colour:  White
Internal Room Doors: 900x2100mm & Toilet Doors: 700x2100mm

6.3

Internal Door Accessories:
Door Lock system:  Mortice lockset with
cylinder and SS door handles shall be provided for all internal doors and
Single cylinder with thumb turn latch shall be provided for internal toilet
doors. Brand: “Godrej” or Eqv.

WINDOWS

7.1

External
Windows: Powder
coated aluminium frame (Non thermal break), with 6mm thick clear glass.
(Single glazing),One Sliding one fixed window.
Window Frame color: RAL 9010.
Window Size: 900mm x 900mm

7.2

Exhaust Window: Fixed window
with Aluminium framing and 6mm thick obscure glass as per drawing. Window
Frame colour: RAL 9010.

ELECTRICAL

8.1

Electrical supply is single-phase 230V, 50Hz/60Hz as
per design.

8.2

Electrical Final Distribution board (Consumer unit)
shall be provided with 63Amp 2P 100mA ELCB Incomer and SP MCB’s outgoings as
per design Brand: Hager or eqv.
MD, SUMDB power cabling up to Internal FDB are not
included in our offer.

8.3

Concealed PVC conduits shall be provided for
wiring.  Brand: Deco duct or eq.

8.4

PVC insulated Copper wires from NCI or
eq.

8.5

Light Fixtures:
• 1x 40W LED Panel Surface mounted Light fittings for Office Rooms.
Brand: MILANO or eq.(subject as per drawing)
• 1X20W LED Light fittings batten type for dry area. Brand: VETO INNOVA – UAE
or eq.
• 1X9W (W/P) LED bulkhead light for all external doors. Brand: EMKAY-VETO or
eq

8.6

 Switch /
sockets 13A single/twin shall be provided as per BS standard design.

8.7

Provision for water heater shall be provided only
for pantry. Supply & installation of water heater shall be done by
client.

HVAC

9.1

Split
AC provision:
Power outlets (32A 3P PVC isolator wired with 1 C 6 Sqmm + ECC) for Split AC
units.
Brand – Milano or eqv.
Supply and Installation of Air conditioning units are not considered in our
offer.

9.2

Exhaust fans are provided as shown in drawing.
(6″dia window mounted cord operator type). Brand: Milano or eq.

PLUMBING

10.1

PPR pipes shall be used for the hot water and
cold-water distribution and Sewage lines are UPVC pipes.

10.2

Sanitary wares:
Wash hand
basins Full Pedestal type shall be provided.
EWC with ablution hose (shattaf) shall be provided as per drawings.

10.3

Sanitary fittings:
Wash basin Mixers provided from Brand: Milano or Eqv.
Toilet Accessories: Mirror (size: 60x40cm), Toilet paper holder, coat hook,

Kitchen Sink:
mixer and stainless steel sink (Single bowl) with 2 doors aluminum
storage cabinet .  Countertop excluded.

12.1

PVC conduits shall be provided for Tele/Data point
as per drawing.

Block wiring, Networking, sockets, junction boxes and system installation
shall be done by others.
